selectiefonds.nl is an initiative by Heeneman & Partners that focuses on a real estate portfolio consisting of different types of real estate. The fund has such a structure that objects can be added to the real estate portfolio on an ongoing basis. The purpose of the fund is to build a portfolio including social real estate, hospitality, supermarkets and retail (centers). Regional diversification is also being sought. Due to both the regional distribution and the spread over the different types of real estate and various tenants, risks are generally reduced. The real estate portfolio will be expanded in the future with various types of real estate with which we have built up a proven track record in recent years.
The fund is structured as a (fiscally transparent) common account fund. Over time, we expect to grow the real estate portfolio to a fund value of approximately €100-150 million.
The real estate portfolio of selectiefonds.nl consists of a diversified portfolio of Dutch commercial real estate. The fund was established in 2023 and invests in various real estate categories, including retail, hospitality, health-related real estate, and childcare locations.
The focus is on objects with a sustainable use function and tenants who are active in sectors with structural demand. The portfolio includes nationally operating parties such as Albert Heijn, Action, HEMA, and Partou.

You can participate in selectiefonds.nl through participations of €25,000 (excluding 2% emission costs), with a minimum participation of 4 participations. In addition to the equity contributed by investors, the fund is financed with debt, consisting of mortgage (bond) loans.
