About selectiefonds.nl

selectiefonds.nl is an initiative by Heeneman & Partners that focuses on a real estate portfolio consisting of different types of real estate. The fund has such a structure that objects can be added to the real estate portfolio on an ongoing basis. The purpose of the fund is to build a portfolio including social real estate, hospitality, supermarkets and retail (centers). Regional diversification is also being sought. Due to both the regional distribution and the spread over the different types of real estate and various tenants, risks are generally reduced. In the future, the real estate portfolio will be increased with various types of real estate, which have made us a proven track record have built.

The fund is structured as a (fiscally transparent) common account fund. Over time, we expect to grow the real estate portfolio to a fund value of approximately €100 million.

The current real estate portfolio

In mid-December 2023, we made the first purchase in Rijswijk. It involved a multi-tenant retail complex in Rijswijk Bogaard City Center, consisting of five units with Hema as the largest tenant. The other tenants are Etos, Pearle, Xenos and GSM Paradise. The complex comprises approximately 4,600 m² of lettable floor space.

The real estate portfolio was expanded to include social and healthcare real estate as of 1 May 2024. The fund has purchased, among other things, two daycare centers and a care center in Borculo (health center with general practice, care and housing support center and consultation office), Hellevoetsluis (daycare and Center for Youth and Family) and Spijkenisse (daycare center).

The investment

In mid-October 2024, the fund will be further expanded with the purchase of Anklaar Shopping Center in Apeldoorn. The shopping center has recently been completely redeveloped and enlarged. It now has a size of approximately 14,000 m², including an Albert Heijn XL, a large Lidl and a parking garage with over 500 parking spaces underneath (first two hours of free parking). The good accessibility, free parking for two hours and the complete range of products mean that for many residents of Apeldoorn, this shopping center is preferred over the city center, while the immediate catchment area already covers more than 20,000 consumers.

The part of the shopping center that we will add to the fund consists of 24 units (not supermarkets), with a total area of approximately 5,500 m². In addition to local entrepreneurs, the tenants consist of various national chains, such as Hema, Etos, Hans Anders, Kruidvat, Bruna, Shoeby, Blokker, Pets Place and Ter Stal.

You can participate in selectiefonds.nl through participations of €25,000 (excluding 2% emission costs), with a minimum participation of 4 participations. In addition to the equity contributed by investors, the fund is financed with debt, consisting of mortgage (bond) loans.
