selectiefonds.nl is an initiative by Heeneman & Partners that focuses on a real estate portfolio consisting of different types of real estate. The fund has such a structure that objects can be added to the real estate portfolio on an ongoing basis. The purpose of the fund is to build a portfolio including social real estate, hospitality, supermarkets and retail (centers). Regional diversification is also being sought. Due to both the regional distribution and the spread over the different types of real estate and various tenants, risks are generally reduced. In the future, the real estate portfolio will be increased with various types of real estate, which have made us a proven track record have built.
The fund is structured as a (fiscally transparent) common account fund. Over time, we expect to grow the real estate portfolio to a fund value of approximately €100 million.
In mid-December 2023, we made the first purchase in Rijswijk. It involved a multi-tenant retail complex in Rijswijk Bogaard City Center, consisting of five units with Hema as the largest tenant. The other tenants are Etos, Pearle, Xenos, and GSM Paradise. The complex comprises approximately 4,600 m² of lettable floor space.
The real estate portfolio was expanded with three properties as of May 2024. The fund has purchased two daycare centers and a care center in Borculo (medical center with a physician, Care and Housing support center, and consultation center), Hellevoetsluis (daycare and Center for Youth and Family), and Spijkenisse (daycare center).
In September 2024, a portion of the Anklaar shopping center in Apeldoorn was added to the fund. The purchased part spans 5,500 m² and includes tenants such as Hema, Etos, Kruidvat, Bruna, Shoeby, Pets Place and terStal.
In mid-December 2024, the growth fund was further strengthened with the acquisition of a healthcare center in Driebergen. The complex consists of two separate buildings, with approximately 744 m² and 625 m² of lettable floor space, and an appealing tenant diversity of ten tenants (including general practitioners, a pharmacy, physiotherapy, speech therapy, and psychology).
At the end of February 2025, a McDonald’s restaurant located in the neighborhood shopping center 'Boven 't Y' in Amsterdam North was added to the portfolio.

The new acquisition of selectiefonds.nl consists of 27 retail units. It's spread across three mixed-use residential and retail buildings, along with 83 parking spaces located on a rooftop parking deck in the main shopping district of Hardenberg, centered around the Markt. These stores primarily focus on daily shopping needs, featuring tenants such as Albert Heijn supermarket, Action, Xenos, Bakker Bart, and well-known retail chains like Van Haren, Wibra, Takko, and Ter Stal. The total commercial floor space amounts to approximately 8,950 m². The residential units are not part of this acquisition.
You can participate in selectiefonds.nl through participations of €25,000 (excluding 2% emission costs), with a minimum participation of 4 participations. In addition to the equity contributed by investors, the fund is financed with debt, consisting of mortgage (bond) loans.
